Sol Acres

The Sembawang area has a rich and interesting history to it. It was named after the locally known Sembawang tree, also known as the Kayea Ferruginea tree. In the earlier 20th century Sembawang was the site for an estate known as Nee Soon Sol Acres. Later, during colonial times, it was converted into a major British naval base. It was 1928 when construction was started and this wasn’t finished until a decade later in 1938. Colonial barracks where built into the area during this 10 year long period of construction. Because of the use of monochrome colours on its design the barracks were referred to as “black and white” houses at Sol Acres Choa Chu Kang Grove.

Home Buyers in Singapore are continuing to hold off on buying a home until it is seen if the prices will fall further before elections. New home units are being completed in Q1 2015 only Emerald of Katong to sit empty while the waiting continues.

The URA’s latest statistics have 308,814 private dwellings on the market Q4 of 2014. This is a rise of 2.1% over Q3 that only had 302,510.

Out of that, 24,062 were vacant which 11.6% increase was over the previous quarter.

In a released statement from the URA, the total rate of vacancies (excluding Executive Condominiums (ECs)) was 7.8% in Q4, which was jumped from the 7.1 in Q3 for Bellewoods.

Coming in close with the second bid was KBD Ventures and Changi Properties with a bid of $181.6 million. Lastly, the lowest bid at $94.5 million was placed on the table by KSH Land Developers.

According to Desmond Sim who is the CBRE research head, these price bids will remain subdues if the current market conditions remain constant in Bellewoods.

2015 Property Trends

“Time flies and the year is coming to an end. With 2015 upon us, it is timely for us to take stock to see how 2014 did, and at the same time, forecast how next year would be like for Bellewoods.

In Jan 2014, we shared why we thought 2014 could be a turbulent for the property market . To recap, the bearish outlook for 2014 was due to the following reasons: (1) more residential units being completed and coming online, (2) more resale units entering into the market as units affected by the Seller Stamp Duty (SSD) clear the 4 years mark, (3) the pool of potential buyers has shrunk significantly. Looking back, the assessment from our research team has not been too far off. The index dropped from the peak of 216.3 in 2013Q3 to 207.9 in 2014Q3, which translates to a drop of about 4%.

Residential Units Top Seller

City Developments Limited (CDL) and its parent Hong Leong Group emerged as Singapore’s top seller of residential units, selling 1,370 new homes so far this year, reported the media. This is in spite of the slow residential property market as well as the implementation of the TDSR that has spooke many buyers from buying a residential unit. Qingjian also managed to sell many units in Bellewoods EC Woodlands.

Far East Organization, which has often occupied the top spot, came in second.

The units sold – which came mostly from developments like the Jewel @ Buangkok (pictured), Coco Palms, and The Venue Shoppes & Residences – brought in over $1.4 billion, revealed Hong Leong Group.
